About the commercial lease

  • Proposed for a term of 15 years (5+5+5) for the provision of café and takeaway food and beverage services.
  • The fit out of the space will be at the cost of the tenant.
  • The maintenance of the facility, service connections and ongoings will be undertaken by the lessee.
  • An annual commercial rent for the premises will be received (commercial in confidence) with market rentals required on each 5-year renewal term of the lease during the 15 years.


About the Wharf Shed

The newly renovated shed will have two tenants at the Wharf frontage.

  • The Friends of Oscar W will move back into the shed shortly, to continue to provide community and tourism services in relation to the Oscar W vessel and Riverboat Centre.
  • The commercial tenancy is the outcome of a recent Registration of Interest (ROI) process to seek business interest in operating from this site to provide a service to visitors to the Wharf.

The community classification of the land requires Council to undertake consultation on the draft lease, as the term of the proposed lease is greater than five years.

We want to know if you support/ do not support the proposed lease.

The survey takes less than two minutes to complete.


The process behind the lease proposal

To support the redevelopment of the Goolwa Wharf, a Goolwa Wharf Precinct Activation Strategy was launched to create an eclectic, sustainable mixture of tenants at the Wharf to support local, community, commercial and tourism services as a destination of place.

Stage 1 of the Strategy concluded at the end of 2023 and has seen three leases secured at the Wharf in Signal Point, the Chart Room and Lot 1 Cadell Street.

Stage 2 of the Strategy is underway, with negotiations in place to secure a tenant for the commercial portion of the newly rebuilt Goolwa Wharf Shed.


Things to consider:

  • The intended lease will activate the wharf through seven day a week trade, providing all day Café / Restaurant services including the sale of snacks, drinks (including liquor) and takeaway options.
  • The option of takeaway food and drinks is particularly appealing to accommodate people who arrive at the Wharf via SteamRanger, as these visitors have limited time to walk around the Wharf before heading back on the train.
  • The offerings will be a German Bar and Restaurant business, providing an authentic German dining experience. The goal is to be the ‘go to’ destination for local beer enthusiasts, after work socialisers and German cuisine lovers. The operators will look to open 7 days a week, with breakfast from 9am and lunch between 1 pm – 4 pm. A dinner service would be provided between 6 pm and 10 pm on Fridays, Saturdays and Sundays.
