Goolwa Wharf Precinct
Council consulted on the draft Master Plan for the Goolwa Wharf Precinct in 2021.
Latest update (12 June 2024):
The formal Registration of Interest (ROI) process for the Goolwa Wharf Tenancy Activation concluded late last year with submissions presented to Council in November 2023. Due to commercial considerations, those submissions were considered in confidence with three properties progressing to tenancy.
The ROI process was not fully subscribed and there are nine sites still available for lease or investment. Council continues to explore business opportunities until 12 July 2024 including some targeted business marketing with commercial real estate provider Savills to ensure the offerings reach the broadest distribution network.
The outcome of these activities will be brought back to Council in the coming months and - depending on commercial confidentiality considerations - Council Members will consider all submissions and decide the next steps for this important tourism precinct in our community.
For further information contact the Manager Economic Development for business, start-up or commercial enquiries and Manager Property & Procurement Services for community group enquiries on alex@alexandrina.sa.gov.au or call (08) 8555 7000.
Council invites you to be a part of the Wharf Precinct's vibrant future by submitting your ideas and concepts through our Registration of Interest (ROI) process. We are committed to revitalising the Wharf and ensuring its long-term sustainability, interest, and uniqueness.
There are loads of location opportunity throughout the Precinct area, beyond the commercial space within the Goolwa Wharf Shed, the locations include:

With the Goolwa Wharf Precinct redevelopment progressing, we are calling for "Registration of Interest' from businesses, community organisations, entrepreneurs, markets, sole traders, and entertainers (excluding mobile food vendors) to help activate the Wharf's spaces and buildings.
To participate, simply submit your Registration of Interest and share your innovative ideas that will appeal to both locals and visitors. Let's work together to create a thriving and captivating destination.
This is a great opportunity to bring excitement, dynamic energy, and a vibrant atmosphere into a cherished destination that captivates both locals and visitors.
Goolwa Wharf is undergoing a transformative redevelopment, presenting an extraordinary investment opportunity that comes once in a lifetime. The Goolwa Wharf Precinct Revitalisation Project, currently underway, represents a $14.55 million injection into this iconic site, funded by local, State and Federal governments. This exceptional project will create opportunities for tourism, hospitality, leisure, Indigenous enterprise and storytelling, local businesses, river commerce, and enjoyment of the premium food and wine that the Alexandrina region is renowned for.
The Goolwa Wharf is a historically significant riverside location. As a living tribute to the era of steam power, the Goolwa Wharf is proudly home to the iconic Paddle Steamer Oscar W and is the rail terminus for the SteamRanger Cockle Train, each of which still operate to the delight of visitors. These historic attractions ensure the Wharf is a focal point for tourism. The Wharf's atmosphere is further enriched by weekend markets, the Signal Point Gallery and visitor information centre, and a distillery.
The current redevelopment will create a Wharf which will be even more vibrant, and we invite you to be an integral part of this journey. We are committed to unleashing the Wharf's full potential, while retaining all that makes it a wonderful place, creating an atmosphere that pulses with energy, excitement, and possibilities. By investing in this iconic location, you can contribute to shaping the Wharf’s future, unlocking new opportunities and experiences that will leave a deep impression on visitors and locals alike.
